I’m available Mon thru Sat usually with just 2-3 days notice. Reinspections can be scheduled with little delay.

Visual inspection of existing homes includes infrared thermography; apartment condos and single family homes through 12-plex.

A typical single family home inspection takes 1.5—2 hours on site. A verbal summary and explanation of repairs is provided for each system during the inspection so you can see and understand the deficiencies and potential problems.

Reports are easy-to-read bullet and narrative style and are usually delivered within 12 hours via email. You receive a compact disc with all photos, scanned copy of the signed contract, report, general maintenance information, and other helpful information.

Systems Inspected

Items inspected include everything from the yard to the roof, inside and out, as accessible:
• Grade and drainage, foliage
• Foundation, basement or crawlspace
• Exterior siding, trim, finish, doors, windows
• Interior finish, door and window function
• Plumbing, heating, electrical, heat recovery ventilators
• Appliances, fireplace
• Attic insulation, ventilation
• Roof, flashing, gutters
• Smoke and carbon monoxide detectors

Items specifically excluded are well and septic systems, hot tubs, water softeners, central vacuums, W/D, and roofs higher than 20ft.
