Visual inspection of existing homes may include infrared thermography.  An existing home is one that has been lived in; apartments, condos, single family homes, and multi-family up to 12-plex.

A typical single family home inspection takes 1.5 - 2 hours on site. A verbal summary and explanation of repairs is provided for each system during the inspection so you can see and understand the deficiencies and potential problems.

Reports are easy-to-read bullet and narrative style and are usually delivered within 12 hours via email. You'll receive the report in PDF format along with a scanned copy of the signed contract showing your payment method and amount.  The contract is your receipt.

Systems Inspected

Items inspected include everything from the yard to the roof, inside and out, as readily accessible that affects the home:
• Grade and drainage, foliage
• Foundation, basement or crawlspace
• Exterior siding, trim, finish, doors, windows
• Interior finish, door and window function
• Plumbing, heating, electrical, heat recovery ventilators
• Appliances, fireplace
• Attic insulation, ventilation
• Roof, flashing, gutters
• Smoke and carbon monoxide detectors





 

Items specifically excluded are well and septic systems, hot tubs, water softeners, central vacuums, W/D, security systems, and roofs higher than 20ft.
